How we sized this without setting foot on the property yet. Year built (2015), conditioned square footage (1,688), one story, Hardie exterior, shingle roof, concrete drive came from your intake form. We cross-checked the conditioned footprint and stories against the St. Johns county appraiser. Everything below is sized to those numbers; if anything is materially different at the on-site walkthrough, we tell you before we start, not after.
The Hardie wash is built for fiber cement. Low-pressure soft-wash chemistry, plant-safe rinse, soffits and fascia included, garage walls handled in the same envelope. Hardie holds detergent differently than vinyl — the technique and dwell time are tuned specifically for it.
Gutters get cleared, not just rinsed. Hand-clear the troughs, flush the downspouts, debris bagged off-site. Since the form noted the gutters haven't been cleaned, we treat this as a reset visit — not a maintenance pass.
Screens get the careful pass. Each removable window screen pulled, rinsed, hand-detailed, and reinstalled. No pressure washing — screens are delicate, and we treat them that way.
One crew day. Always. Every surface in this proposal is executed in a single visit. We don't come back tomorrow for the gutters and Thursday for the screens. The chemistry, the rinse plan, and the sequencing only work when the surfaces are handled together.
